EPC Tips

Here are some quick and easy things you can do before we arrive to make sure you get a better score for your property.

Insulation

​

Insulating your house is a great way to improve the energy rating of your house. However, if we can't see sufficient evidence of it then this will lower your EPC score.

​

Loft insulation - if we can't see this because it has been boarded over or we can't gain access then have your certificate or paperwork available for us to check. 

​

Cavity wall insulation - the same applies here. Maybe you have a nice new render on your house but if the fill holes are not visible then we will need to see the relevant certificate or paperwork.

Light bulbs

​

More energy saving light bulbs equals a better EPC score. Grab a step-ladder and get them in.

Double glazed windows 

​

Windows fitted after 2002 give a better EPC score. If the date is not printed on the windows then have the paperwork ready for us to see. There may also be a FENSA certificate in place.

Boilers

​

To give an accurate score for your boiler we need to know the make and model of it. If this is not visible on the boiler itself then have the manual or service information ready for us to look at.

​

Extensions

​

If you have any extensions in your property then we need to know when they were built. Using the correct build date will help to get a more accurate score.

 

For loft conversions we need to see documentary evidence, preferably a Building Control Sign-off Certificate.
